NORTHSHORE REDEVELOPMENT PROJECT AREA

UPPER LAKE AREA, LAKE COUNTY, CALFORNIA

Beginning at the Northwest corner of Lot 2, Section 7, Township 15 North, Range 9 West, Mount Diablo Meridian, and running thence,

1) South 89º 40’ 54” East, along the northerly line of said Lot 2, a distance of 1118.26 feet to a point on the westerly line of Middle Creek Road; thence leaving said northerly line of Lot 2,

2) Northeasterly, along said westerly line of Middle Creek Road, a distance of 210 feet more or less to a point on the easterly line of Lot 1 of said Section 7; thence leaving said westerly line of Middle Creek Road,

3) NORTH, along said easterly line of Lot 1, a distance of 480 feet more or less to a point in the center of Clover Creek; thence leaving said easterly line of Lot 1, and running up the center of said Clover Creek, the following three courses and distances, numbered 4 through 6 herein:

4) North 53º 30’ East, a distance of 321.00 feet;

5) North 14º 30’ East, a distance of 185.00 feet; and

6) North 01º 00’ East, a distance of 135 feet more or less to a point on the northwesterly bank of said Clover Creek; thence along said northwesterly bank of Clover Creek the following three courses and distances numbered 7 through 9 herein:

7) North 63º 00’ East, a distance of 253.5 feet;

8) North 57º 30’ East, a distance of 89.76 feet; and

9) North 19º 00’ East, a distance of 21 feet more or less to a point on the northerly line of aforesaid Section 7, Township 15 North, Range 9 West; thence leaving said northwesterly bank of Clover Creek,

10) EAST, along said northerly line of Section 7, a distance of 728.0 feet more or less to the northeast corner of Parcel “C” as shown on that certain map, filed in the Office of the County Recorder of said Lake County on February 28, 1973, in Book 6 of Parcel Maps at Page 4, said northeast corner bears WEST, a distance of 41.95 feet from the one-quarter section corner on the northerly line of said Section 7; thence leaving said northerly line of Section 7,

11) South 00º 14’ 52” East, along the easterly line of said Parcel “C”, a distance of 197.26 feet to the southeast corner of said Parcel “C”, said corner being on the northerly line of Clover Drive; thence

12) North 89º 37’ East, along said northerly line of Clover Drive, a distance of 75.00 feet to the most southerly southeast corner of Parcel “Z”, as shown on that certain map, filed in the Office of the County Recorder of said Lake County on November 29, 1973, in Book 7 of Parcel Maps at Page 17; thence leaving said northerly line of Clover Drive, and following the southerly and easterly lines of said Parcel “Z”, the following four courses and distances, numbered 13 through 16 herein:

13) North 00º 14’ 52” West, a distance of 196.75 feet;

14) EAST, a distance of 225.00 feet;

15) North 00º 15’ West, a distance of 29.74 feet; and

16) North 89º 30’ East, a distance of 510.00 feet to the most easterly southeast corner of said Parcel “Z”; thence leaving said southerly line of Parcel “Z”,

17) South 00º 15’ East, a distance of 21.0 feet to the northerly line of Clover Drive; thence

18) EAST, along the northerly line of Clover Drive, a distance of 583.5 feet to a point on the easterly line of the Southwest Quarter of the Southeast Quarter of Section 6, Township 15 North, Range 9 West, Mount Diablo Meridian; thence leaving said northerly line of Clover Drive,

19) South, 00º 15’ East, along said easterly line of the Southwest Quarter of the Southeast Quarter of Section 6, a distance of 20.0 feet to the northwest corner of the Northeast Quarter of the Northeast Quarter of Section 7, said Township and Range; thence

20) EAST, along the northerly line of said Northeast Quarter of the Northeast Quarter of Section 7, a distance of 252.00 feet to a point on the northwesterly line of Clover Valley Road; thence

21) South 30º 45’ West, along said northwesterly line of Clover Valley Road, a distance of 501.46 feet to a point on the westerly line of said Northeast Quarter of the Northeast Quarter of Section 7; thence leaving said northwesterly line of Clover Valley Road;

23) South 30º West, a distance of 459.0 feet;

24) South 35º West, a distance of 573.0 feet;

25) South 89º 52’ 02” West, a distance of 725.0 feet,

28) South 02º 10’ East, a distance of 657.5 feet to a point on the northerly line of Old Lucerne Road; thence leaving said easterly line of Clover Valley Road,

29) South 89º 50’ East, along said northerly line of Old Lucerne Road, a distance of 936.2 feet to a point that is NORTH, a distance of 40 feet from the northwest corner of that certain Tract of land described in the deed to Marilyn J. Kerwin as Trustee under Trust Agreement dated July 23, 1982, filed in the Office of the County Recorder of said Lake County on July 27, 1982 in Book 1143 of Official Records at Page 419; thence leaving said northerly line of Old Lucerne Road,

30) SOUTH, a distance of 40.0 feet to the northwest corner of said Kerwin Tract; thence along the westerly and northwesterly lines of said Kerwin Tract the following three courses and distances, numbered 31 through 33 herein:

34) Northwesterly, along said centerline of California State Highway No. 20, along the arc of a curve, concave to the Southwest, from a tangent bearing of North 65º 17’ 29” West, having a radius of 3200 feet, a central angle of 18º 38’ 31” and a length of 1041.17 feet; thence continuing along said centerline,

35) North 83º 56’ West, a distance of 1440.83 feet to the point of intersection of said centerline of California State Highway No. 20 and the northerly extension of the easterly line of Parcel 4 as shown on the Parcel Map filed in the office of the County Recorder of said Lake County on October 22, 1997, in Book 35 of Parcel Maps at Pages 15, 16, and 17; thence leaving said centerline of California State Highway No. 20,

37) South 01º 13’ 28” West, along the easterly line of said Parcel 4, and the easterly line of Parcel 2 as shown on said Parcel Map, a distance of 1439.32 feet to the Southeast corner of said Parcel 2; thence along the southerly and westerly lines of said Parcel 2, the following seven courses and distances, numbered 38 through 44 herein:

51) North 47º 47’ 35” East, along the westerly line of said Parcel “A”, a distance of 35.90 feet to an angle point thereon, said angle point being a point on the Range line that is South 00º 25’ 22” West, a distance of 887.48 feet from the Quarter Section corner between Section 7, Township 15 North, Range 9 West, and Section 12, Township 15 North, Range 10 West, Mount Diablo Meridian; thence

52) North 00º 25’ 22” East, along said Range line, a distance of 241 feet more or less to the point of intersection of said Range line and the centerline of aforesaid California State Highway No. 20; thence leaving said Range line

53) North 83º 56’ West, along said centerline of California State Highway No. 20, a distance of 98.5 feet to the beginning of a tangent curve concave to the North; thence

54) Along said curve, having a radius of 2500 feet, a central angle of 02º 02’ 31”, and a length of 89.1 feet to the point of intersection of said centerline of California State Highway No. 20 and the easterly right of way line of Mendenhall Avenue as shown on the map of Mendenhall’s Addition to the Town of Upper Lake, filed in the office of the County Recorder of said Lake County on December 11, 1922, in Book 3 of Town Maps at Page 22; thence leaving said centerline of California State Highway No. 20,

55) North, along said easterly right of way line of Mendenhall Avenue, a distance of 1308.0 feet to the Northwest corner of Lot 20 as shown on said map of Mendenhall’s Addition to the Town of Upper Lake; thence continuing along said easterly right of way of Mendenhall Avenue as described in the deed to the County of Lake, filed in the office of the County Recorder of said Lake County on May 25, 1953, in Book 237 of Official Records at Page 15,

56) Northerly, along a tangent curve concave to the East, having a radius of 598.31 feet, a central angle of 06º 54’, and a length of 71.72 feet; thence

57) North 14º 28’ East, a distance of 600.69 feet to a point on the North line of the Southeast Quarter of the Northeast Quarter of aforesaid Section 12, Township 15 North, Range 10 West, that is West, a distance of 29.98 feet from the Northeast corner of said Southeast Quarter of the Northeast Quarter of Section 12; thence

58) EAST, along said north line of the Southeast Quarter of the Northeast Quarter of Section 12, a distance of 29.98 feet to the Point of Beginning.
