NORTHSHORE REDEVELOPMENT PROJECT AREA

NICE AREA, LAKE COUNTY, CALIFORNIA

 

Beginning at the Northwest corner of the Northwest Quarter of the Northeast Quarter of Section 21, Township 15 North, Range 9 West, Mount Diablo Meridian, said corner also being the Northwest corner of Clear Lake Gardens Subdivision No. 4 as shown on the map filed in the Office of the County Recorder of said Lake County on October 18, 1924, in Book 4 of Town Maps at Pages 5 through 10, and running thence, along the exterior boundaries of said Clear Lake Gardens Subdivision No. 4, the following three (3) courses and distances:

 

1. East, a distance of 1320 feet to the Northeast corner of said Northwest Quarter of the Northeast Quarter of Section 21;

2. South, a distance of 1320 feet to the Southeast corner of said Northwest Quarter of the Northeast Quarter of Section 21; and

3. East, a distance of 1320 feet to the Northeast corner of the Southeast Quarter of the Northeast Quarter of said Section 21, said corner also being the Northwest corner of Clear Lake Gardens Subdivision No. 2, as shown on the map filed in the Office of the County Recorder of said Lake County on December 27, 1923, in Book 3 of Town Maps at Pages 60 and 61;

 

Thence along the exterior boundaries of said Clear Lake Gardens Subdivision No. 2, the following 18 courses and distances, numbered 4 through 21 herein:

 

4. East, a distance of 426 feet;

5. South, a distance of 140 feet;

6. South 62° 30’ East, a distance of 100 feet;

7. South 09° 30 ‘ East, a distance of 370 feet;

8. North 77° 30’ East, a distance of 125 feet;

9. South, a distance of 107 feet;

10. North 60° East, a distance of 230 feet;

11. North, a distance of 50 feet;

12. East, a distance of 188 feet;

13. North 20° East, a distance of 20.65 feet;

14. South 70° East, a distance of 40 feet;

15. North 88° 15’ East, a distance of 100 feet;

16. North 40° East, a distance of 462.5 feet;

17. South 88° East, a distance of 571 feet;

18. South 24° 15’ East, a distance of 369 feet;

19. North 75° East, a distance of 203 feet;

20. South 71° 45’ East, a distance of 208.43 feet; and

21. South, a distance of 820 feet more or less to the center of Section 22, Township 15 North, Range 9 West, Mount Diablo Meridian, said center of Section being the Southeast corner of aforesaid Clear Lake Gardens Subdivision No. 2; thence leaving the exterior boundaries of said Clear Lake Gardens Subdivision No. 2, and following the exterior boundary of aforesaid Clear Lake Gardens Subdivision No. 4,

22. South a distance of 1557 feet to the Southeast corner of said Clear Lake Gardens Subdivision No. 4, said corner being on the northerly boundary of Clear Lake Villas as shown on the map filed in the Office of the County Recorder of said Lake County on July 1, 1922, in Book 3 of Town Maps at Pages 2 through 9; thence along the exterior boundaries of said Clear Lake Villas, the following eight (8) courses and distances, numbered 23 through 30 herein:

23. South 78° 30’ East, a distance of 123 feet;

24. South 67° 30’ East, a distance of 590 feet;

25. South 30° East, a distance of 570 feet;

26. South, a distance of 350 feet;

27. East, a distance of 1266 feet;

28. South 45° East, a distance of 3006 feet;

29. East, a distance of 976 feet; and

30. South, a distance of 1840 feet more or less to a point on the Southwesterly right of way line of California State Highway 20, at the Northwest corner of Lot 28 as shown on the Map of Unit No. 3 of Town of North Lucerne, filed in the Office of the County Recorder of said Lake County on January 23, 1928, in Book 5 of Town Maps at Pages 56 and 57; thence leaving the exterior boundary of said Clear Lake Villas;

31. South 66° 51’ 30” East, along said Southwesterly right of way line of California State Highway 20 (shown as Lakeshore Boulevard on said map of Unit No. 3 of Town of North Lucerne), a distance of 921.9 feet to the beginning of a tangent curve concave to the Southwest;

32. Southeasterly, along said curve, having a radius of 3460 feet, through a central angle of 04° 22’ 06”, for a length of 263.8 feet to a point that is 30 feet Northwesterly, measured along said Southwesterly right of way line of California State Highway 20, from the Northwest corner of Lot 45 as shown on said map of Unit No. 3 of Town of North Lucerne; thence leaving said Southwesterly right of way line of California State Highway 20,

33. South 34° West, parallel with the Northwesterly line of said Lot 45, a distance of 165 feet more or less to the low water line of Clear Lake; thence

34. In a general Westerly direction, along the low water line of Clear Lake, a distance of 14,852.42 feet to a point on the Easterly right of way line of Stokes Avenue as shown on the aforesaid map of Clear Lake Villas; thence

35. North 15° 30’ West, along said Easterly right of way line of Stokes Avenue, a distance of 244 feet more or less to an angle point therein;

36. North 41° West, a distance of 17.71 feet to the point of intersection of said Easterly right of way line of Stokes Avenue and the Southerly right of way line of Lakeshore Boulevard as shown on said map of Clear Lake Villas; thence, along said Southerly right of way line of Lakeshore Boulevard as shown on said map the following six (6) courses and distances numbered 37 through 42 herein;

37. North 60° East, a distance of 327 feet;

38. North 66° East, a distance of 189 feet;

39. South 61° 30’ East, a distance of 368 feet;

40. South 50° East, a distance of 262 feet;

41. South 67° East, a distance of 410 feet; and

42. South 60° 30’ East, a distance of 50.2 feet to the point of intersection of said Southerly right of way line of Lakeshore Boulevard and the Easterly right of way line of Hammond Avenue; thence leaving said Southerly right of way line of Lakeshore Boulevard, and following said Easterly right of way line of Hammond Avenue,

43. North 24° East, a distance of 485.27 feet to the Southwest corner of Lot 307 as shown on said map of Clear Lake Villas; thence continuing along said Easterly right of way line,

44. North 13° 15’ East, a distance of 1351.5 feet to a point on the Southwesterly right of way line of California State Highway 20;

45. South 56° 04’ 30” East, along said Southwesterly right of way line, a distance of 332 feet to a point that is South 48° 30’ West from the most Westerly corner of Lot 7 in Block 17 as shown on the map of Clear Lake Villas, a resubdivision of Lots 246 to 282 inclusive, filed in the Office of the County Recorder of said Lake County on January 30, 1926, in Book 4 of Town Maps at Pages 103 through 107;

46. North 48° 30’ East, along the Northwesterly line of said Block 17 and its Southwesterly extension, a distance of 1199.32 feet to the most Southerly corner of aforesaid Clear Lake Gardens Subdivision No. 4; thence leaving the Northwesterly line of said Block 17, and following the exterior boundaries of said Clear Lake Gardens Subdivision No. 4, the following four courses and distances, numbered 47 through 50 herein:

47. North, a distance of 898.81 feet;

48. West, a distance of 203 feet;

49. South 75° 45’ West, a distance of 1356.27 feet; and

50. North, a distance of 502 feet to a point on the Southerly boundary of Clear Lake Gardens Subdivision No. 3 as shown on the map filed in the Office of the County Recorder of said Lake County on April 15, 1924, in Book 3 of Town Maps at Pages 88 through 91; thence along the exterior boundaries of said Clear Lake Gardens Subdivision No. 3, the following five (5) courses and distances, numbered 51 through 55 herein:

51. West, a distance of 1284.25 feet;

52. North, a distance of 2408 feet;

53. North 29° West, a distance of 61.7 feet;

54. North, a distance of 193 feet; and

55. East, a distance of 1320 feet to the Southwest corner of the Northwest Quarter of the Northeast Quarter of Section 21, Township 15 North, Range 9 West, Mount Diablo Meridian; and thence

56. North, a distance of 1320 feet to the point of beginning.
